Roof sealant is an aftermarket product that is either painted or sprayed onto your roof. It provides added protection against the elements and extends the life of your roof. It is usually applied to flat roofs in order to provide an extra barrier against standing water. It can also be applied to shingled roofs as well.

Roof Sealant Costs

There are many different types of roof sealants available and they vary widely in cost. Which one is right for you depends on how much you want to spend, what type of roof you have, and what shape it is in. For flat roofs, an elastometric product is usually applied. This product goes on liquid but dries to a plastic/rubber state. In most cases the liquid is white to reflect sunlight and dissipate heat. It can be sprayed or rolled on. These products can range anywhere from $100 to $500 for a 5-gallon bucket. The typical coverage area for an elastomeric roof coating is about 100 square feet per gallon.

A clear roof sealant is available for sloped or shingled roofs. As with an elastomeric product the clear roof sealant can be rolled on or sprayed. It is unlike an elastomeric product, however, because a coat of roof sealant will have to be applied every several years. The product goes on thin like a wood sealer. You can expect to pay anywhere from $25 to $100 for one gallon of clear roof sealant. This product covers approximately 250 square feet per gallon.

Labor costs are much different for the two products as well. The elastometric product requires a lot more roof preparation than the clear roof sealant. Typically, each 5 gallon bucket of elastometric roof sealant can be applied for $500 to $1,200. Applying the clear roof sealant involves just washing the roof and making sure any debris is gone before application. Labor costs are usually $50 to $100 per gallon of roof sealant.

When you are using any type of roof sealer you are basically painting a roof. Make sure your contractor understands this and takes precautions to prevent overspray. This may cost more but it will protect the pavement or your building from getting sprayed.

In order to save money on your roof sealing project consider using a contractor who specializes in sealing roofs. They have all the necessary equipment and can keep costs down on labor because they are very familiar with each product and how it is applied.
